Studios in a Gated Subdivision

Studios in high-rise condo buildings have been quite acceptable to a particular market segment, especially among the Filipino Millenials based in Metro Manila.

Now I wonder, would a "studio" built on a small lot in a gated subdivision be also acceptable to Millenials based in a provincial city?

The photo above shows a 420 sq.ft. (39 sq.m.) prefab home in Washington, U.S.A.

Given the cost of setting up a factory to produce such prefabricated houses, would an on-site built house be more economically feasible in the Philippines?

I think it is feasible to build similar homes locally, and I further think that it will not take rocket science to market these.

Time to give very good value homes to the emerging market of hard working, financially capable, "instant gratification" minded Pinoys.

Abangan ang susunod na kabanata!

New Year, New Way of Thinking

"Insanity: doing the same thing over and over again and expecting different results." (Quote attributed to Albert Einstein).

It takes 12 months to pass for a New Year to come around. Now, take a look at these 2 photos taken 12 months apart.

December 2014. A condominum building in Quezon City being pre-sold and under construction.
December 2015. The same condominium almost ready for unit punchlisting and turnover.
A 24 sq.m. studio unit in this condo unit will cost you ~2.8M pesos. At least, if you buy a unit now (paying the full downpayment and having your bank loan approved already), you can occupy your unit by this summer.

Then, consider the following..

Photo below was taken on June 22, 2015. It shows the groundbreaking ceremony for a bungalow house & lot in a gated communityin the heart of San Fernando, Pampanga.
Photo below was shot on November 25, 2015.  As you can see, the house is ready for occupancy.
Pictured above is a 3-bedroom bungalow with a 44 sq.m. enclosed floor area. It has its own front lawn and garage; there's a canopied dirty kitchen at the back, adjacent to a utility/laundry area. You can acquire something like this for ~1.9M pesos. If you are qualified, you may acquire the property thru 20% downpayment and take out a bank loan for the 80% balance.

Over the past 5 years a lot of Filipino OFWs, as well as millennials working in the BPO industry, have been influenced to put their money in airspace in overcongested, polluted Metro Manila.

Isn't it time for a NEW WAY of thinking and buying your first home?
Happy NEW YEAR, peeps!
